Pricing for Staging

When I tell people that I am an accredited home stager I get some puzzled looks.
A decorated house and a staged house are completely different.
My goal is to maximize your square footage & help potential buyers see past clutter to imagine themselves living in your home.
There are proven methods to home staging that I will use to accomplish this.
Home Staging strives to make your house look more pleasing to the eye without the expensive cost of a complete renovation.  If you want to sell your house faster, then home staging is the way to do it.  
If you are selling your house with an Agent or as For Sale By Owner
let me come stage it so that people see the beauty in your home.
Here is how it works:
FIRST MEETING
FREE
I will come to your house & take pictures of the exterior and interior with your permission.  I will explain to you how the process works& address any questions or concerns you might have.  I will go home and make a plan for your house.
If you would like your home staged at this point
you will decide which package you would like
VERBAL PACKAGE
BASIC WALK & TALK
$150
I will walk through the house with you and verbally explain what you need to do to stage your home yourself.  You will do all of the work & moving yourself.  I will leave you with a booklet of staging tips to help you keep your house staged until it is sold.

WRITTEN PACKAGE
WALK-THROUGH, WRITTEN REPORT & SAMPLE ROOM
$250
You will still do most of the work yourself, but you will have a detailed report to help guide you. 
I will walk through each room with you and we will discuss the written report in detail.
I will stage one room for you that I have chosen to stage. 

FULL STAGING PACKAGE
$450
(does not include renovation expenses we might discuss)
We will sit down and discuss what needs to be done to your house to stage it.  I will use the furniture that you already have, but we will discuss if there are renovations that need to be made.  We will set a budget if renovations are needed & I will make the necessary appointments.  For example: sometimes a simple paint job will make a world of difference or a professional cleaning.  I will not do these jobs myself, but will orchestrate them and make sure that the job is done right. 
Sometimes these things aren't needed & we can get to staging.
With this package I will bring my team in to completely stage the house.  We will set aside items that need to be packed away & put in storage.  If you are serious about wanting to sell your house this is the best package.
You will receive a detailed report of the changes that we will be making.


If you sign a listing contract or exclusive buyer's contract with me you will I will work with you for free to get the best results.

The homeowner acknowledges that staging the home does not guarantee a sale, or that the home will sell at the asking price.
The staging services do not include the costs of hiring outside contractors, such as painters or contractors to make repairs.  I am not responsible for them, their work or damages.
I do my very best to find the best outside contractors.
Whenever possible, I will use the homeowner's existing furnishings, but if any items need to be rented this will be discussed and paid for by the homeowner.
The homeowner is solely responsible for packing, de-personalizing and decluttering the home unless the full staging package is chosen.
The homeowner is responsible for the cost of storing the boxes if there is not adequate space elsewhere.
The homeowner acknowledges that I am not responsible for any damages that might arise from staging, decluttering and packing.
I will always do my best to treat your home and possessions the same way I would want mine treated.
